How to Find a Good Equity Company

By [http://ezinearticles.com/?expert=Talbert_Williams]Talbert Williams Various companies online are offering equity loans to homeowners. It depends on the lender, but some offer equity loans at rates as low as 1% rates. These rates may seem appealing, but homeowners are encouraged to read on to find out how much the 1% will cost them over time. If you are considering home equity loans, you might want to go online and use the various calculators to determine your goal in home equity loan. Some calculators are for first time buyers and will help them determine cost of rentals versus the cost of buying a home, while other calculators will help the homeowner decide if his choice of home equity loan is valid. In other words, the calculators can help you review your decision to take out a second loan on your homewhether or not you have already done so. Homeowners considering second equity mortgage loans are advised to review their first loan terms and conditions, searching for clauses or penalties. If the first loan has clauses and penalties, you want to make sure you understand the agreement to avoid financial burden. Few lenders offer loans that stipulate that if the borrower opts for another loan during the term of the mortgage that he/she must repay the first mortgage in full before the second loan is optional. Thus, this means that you will apply for an equity loan that will repay the first mortgage in full at the same time covering the cost of the second mortgage. Thus, various companies online offer generous loan amounts, including lower repayments on mortgage and interest; therefore, learn all you can about mortgages and equity loans and use that equity loan education to make the best possible decision. Being careful and picky when selecting a equity loan can only help you in the long run, as you will have to commit to long term payment fees and interest rates. Love My Dentist

By Kelly O’Brien I love my dentist! When is the last time you could say that about yours? True, dentists do tend to get a bad rap (remember Steve Martin’s sadistic character in the movie, Little Shop of Horrors?). But even real-life visits to the dentist aren’t high on the list of relaxing things to do. So what does my dentist have to do with marketing? Everything. And the reasons why my dentist has more private pay clients than they can handle and is a referral-receiving machine, are marketing lessons we can all take to the bank. This is not so much about how to market a dental practice, as it is an illustration of how smart marketing strategy can permeate every aspect of a busy professional service firm. During my last appointment, Dr. Penski and I talked about her practice and approach to marketing. Here’s what I learned: Clear Positioning: Fresh out of Georgetown University’s Dental School, she couldn’t get funding for her vision of a practice that would cater to women. In her words, “Anger was a great motivator,” so she set out to fulfill her dream by catering to private-pay professional women and moms, two very influential forces when it comes to how families spend their dental dollars. From the start, she and her business partner knew they would best serve this niche by offering “dentistry with a caring touch.” This vision permeates everything, setting a baseline for how they package and promote their services, their approach to sales, the care they provide, and day-to-day performance for the entire staff. Thoughtful Packaging: Dr. Penski explained how they created their practice “identity” on a dime. Over dinner with spouses, the couples discussed how to “package” the new practice including uniforms, office decor, business stationary, and welcome brochure. A husband suggested they use the symbol of a fern, since it was “old, natural, and graceful — just like they were!” The silhouette of a fern, plucked from Dr. Penski’s garden and created on her copy machine, shows up everywhere. Nature is also the theme in the waiting room where you can relax browsing nature art books, listen to soothing spa music and a fountain, and enjoy an herbal neck wrap. The caring touch is reinforced with an album bursting with patient letters, baby announcements, wedding photos, and thank you cards. A photo album of before and after shots demonstrates credibility in yet another way. Smart Promotion: I found Dr. Penski on the Washingtonian Magazine list of top dentists. A smart place to appear, if you’re catering to professional women in DC. I immediately knew something was different when the receptionist told me that my first appointment would be for the doctor to get to know me first, as well as assess my dental needs. The day after I made my first appointment, I received a “Welcome to our Practice” package, that included a simple but sincere welcome brochure, medical and insurance forms to complete before my appointment, a health assessment that also asked me, “If there was one thing you could change about your smile, what would it be?” and clear payment policy. All of these things served to set a standard, manage my expectations, welcome me, and connect with me before my appointment. It was also a smart way to start up-selling me even before my first visit. Sophisticated Persuasion: The practice takes a phased approach to bringing a new patient on board. This is also a sophisticated way to build trust and encourage further use of their services. The first appointment was all about assessment and relationship-building. In addition to the most thorough, tooth-by-tooth assessment and set of x-rays I’ve ever experienced, Dr. Penski took her time getting to know me as a person, about my background, and my concerns or fears about going to the dentist. When I mentioned an interest in whitening my smile, she talked me out of it, showing me how it would look unnatural. My trust in her credibility and interest in my wellbeing continued to deepen. I asked Dr. Penski why, in 30+ years of regular dental care, was this the first time I’d ever received this thorough of a check-up? Her response: they break all the prescribed rules for how much time to spend with each patient, which gives them the freedom to be as thorough as possible. The business model works because they spend more time with higher-paying clients, who specifically value the approach Dr. Penski and her partner take. They don’t have to make up for lower insurance reimbursements with a higher volume of patients. There is an overall atmosphere of calm, nurturing focus on each patient. Everyone wins. Before leaving, my second and third appointments were set up for cleaning and another minor procedure. I was up-sold on the spot and happy about it! Relationship-Building Performance: Dr. Penski explained that the cornerstone to the practice is their daily all-staff meeting. Held every morning, they discuss each patient coming in that day as a whole person: her dental treatment, what’s going on in her life, what issues or fears she might have about today’s procedure, and other things that matter to her experience and treatment. The meetings serve to center and refresh the doctors and staff every day, so that they’re really focused on each person as an individual when she arrives. The caring approach and relationship-building performance continued with a follow-up call to see if I had any questions from my first appointment and to provide me contact info for a new doctor referral I mentioned needing as I was leaving. Never did I think I’d become a raving fan of my dentist, but there you have it! When I asked Dr. Penski about what they specifically do to market the practice, she said, “We don’t have to market!” The truth is, they market every day because of how they choose to run their practice. Here are some ideas you can borrow to create your own raving fans: 1) Pick a clear niche that you really want to serve and go after it. You’ve got to really love your niche, or your efforts to penetrate this niche will ring hollow and fall flat. As important: make sure your niche has money to spend and is willing to pay for what you can deliver. 2) Think of ways you can start the marketing process before you even meet new prospects. How do you want them to first know about you (i.e., on the Top 10 List of something that matters to your target audience)? What will build your perceived credibility in the eyes of your target audience (i.e., the album of patient thank you notes and photos in the waitin room)? Surprisingly, Dr. Penski’s practice does not have a website, which is an essential marketing tool for any professional service firm! But that doesn’t stop them from doing the same things offline through low-cost printed materials and other credibility-raising, trust-building tools. It’s how you use these tools that matters. 3) One you’ve got their attention, what can you do, say or send that will invite prospects to connect with you and set the standard that you are different (i.e., a Welcome Package, self-assessment or maybe a “Checklist to Help You Pick the Right CPA for Your Business”)? 4) Be consistent. Does what your firm stands for permeate everything you say, do, offer, print, show and produce? You don’t have to have a big marketing budget to infuse your vision into everything you do. 5) Invest in relationships. Would you rather have as many higher-paying, appreciative clients as you choose or be constantly running to keep up with lower-paying, high-maintenance volume? It’s a choice you have. 6) Pay attention to the details. Clients who are willing to pay good money for your professional services will not stick around if you don’t attend to the details. Dr. Penski’s daily staff meeting is her vehicle for making sure nothing falls through the cracks. What’s yours? No website, home-grown graphic design, far fewer patients per hour than recommended, chatty staff and personal relationships with patients… Is this any way to run a professional service firm? You bet! (c) 2004 TurningPointe Marketing, Inc. All rights reserved. Marketing educator, Kelly O’Brien, is creator of the “Create a TurningPointe!” Marketing Bootcamp. Let Your Personality Get You Noticed

By Julie Bateman My email inbox is out of control. So is my mailbox. And theres that pile of newspapers and magazines sitting over there… Some days I can barely skim the subjects of my emails, or flip through my mail. It makes me wonder if my email and marketing messages are getting read, or lost in someone elses stack. Whether youre sending out a marketing message, or simply corresponding with a client, your message has to get read. But how? Its your personality. Most of the copy I read is full of jargon and lacks warmth. The images used are often clich or over used. They dont mean anything to me. It doesn’t pull me in or engage me, so I dont read very far. The messages that stand out to me have a different tone to them. That difference is personality. What moves me, makes me stop and listen, no matter what the subject, is a genuine voice. You can use your own story in your marketing. It may be appropriate for you to tell the life story of your business to a potential customer. For example, I attended the Australian Wine Experience the other night. After an hour of unbelievable crowds and line ups I was ready to go home. All of the wine had begun to taste the same, the displays were blending into one another, and the faces were interchangeable. When came across the Lehmann display, I noticed right away that the company was different. Perhaps because Im a graphic designer, the display grabbed my attention right away. The banner displayed a mosaic of various paintings, with the title Works of Art. After many photos of grapes, or panoramic images of vineyards, this unique banner caused us to ask the staff to explain. As it turns out, Peter Lehmann established the company many years ago when he had been a farmer. Because he felt that starting the company was a great risk, he was compelled to use an image of the Queen of Clubs on his wine labels and marketing material. To illustrate this, he hired a different artist to create their own interpretation for each wine label. Mr. Lehmann was in attendance that night. I had a chance to meet him (he signed a poster for me) hear his story, and see him put his arms around his wife as they posed for a photo together. I can remember the taste of Lehmanns Shiraz, exactly what the label looked like, and can still picture the Lehmanns getting into a cab, still smiling at the end of the night. Thats genuine. Thats personality. As a customer, I will never forget Peter Lehmanns Works of Art, or his story. Whether you are creating your corporate identity (or brand), or planning your next marketing campaign, dont be afraid to let your personality show through. Unlike the list of products and services you offer, which are likely just like everyone else’s, your personality can set you apart from the competition. 6 Great School Friendly Ideas for Your Restaurant Marketing

By Ian Macdonald This is very beneficial for the entire community and is also lots of fun. It not only makes the children aware of your restaurant, but also every parent and teacher. By promoting to and assisting a school close to your restaurant, it shows that you are a responsible corporate and caring member of your community. You are getting the restaurant’s name and credibility out to areas of your community that might not otherwise be aware of you. Here are some ideas to consider: 1. Reward Outstanding Effort I am not just talking about good grades. The very best students generally always do well. I believe it is important to reward a student that has really excelled according to their capability. Talk to the Headmaster/mistress and teachers and get them to nominate students according to effect and diligence. You can offer free meals, deserts or even parties. You can also issue certificates. 2. Sponsor School Activities All schools have different academic programs and sports teams and other extra-curricular activities that need sponsors. They often have to travel long distances. You will probably even be asked to join in as a volunteer giving you further opportunities to connect with people and businesses from your local community. 3. Do a Cooking Show at the School This can be educational and lots of fun. You can include any of your cooks or other staff too. Get teachers and students to participate on stage. Make things that are fun and colourful, where you can incorporate some nutrition, food and safety information. 4. Form a Strategic Alliance With Another Business And Share the Profits with the School You can form a partnership with another retail store or even another restaurant. Then you get students to distribute coupons to family, parents, co-workers and neighbours. For every coupon that is redeemed at the restaurant, a percentage (maybe 10 or 20%) of their purchase will go back to the school. It is great for increasing business for slow times. 5. Sponsor Funding The Purchase of a Piece of Equipment Schools are always after more equipment, books or sports uniforms. Your customers can join in too! Some of them might have kids going to that school next year! 6. Coupon Fund-Raisers Try to get as many opportunities to participate in these as possible. Schools generally sell coupon books to raise many for all sorts of needs. Your involvement is a great source of advertising without the normal expense. Look for other opportunities that are presented from time to time. How to Get on with Everyone!

By Christina Mills Would you like to get on better with everyone you meet? In NLP [Neuro Linguistic Programming] this is a learned skill called Rapport. Of course, we all have it naturally with people we get along with. Did you know you can learn the skills to have better communication with people its not so easy to like? In fact, its easy to learn. You just need to follow a few simple rules. Rule 1. Listen! I know it sounds obvious but most people dont listen with their full attention. They have half a mind on something else. Do you think of yourself as a good listener? The simple bit. Try this experiment: Next time youre with someone, listen attentively, with all your concentration, to what theyre saying. In our training we call this Active Listening. It really means paying full attention to the other person. We can show that were really listening by maintaining good eye contact, asking open questions [ones that dont have a yes or no answer], and good body language such as facing the other person or nodding. The more challenging bit: Maintaining Empathy, which means imagining seeing the world from their viewpoint or stepping into their shoes. Rule 2. Match words and phrases. This makes the other person feel heard. The Simple bit: In your next conversation, try responding with words and phrases that the other person has used. Be careful, though, - you dont want to sound as though youre mimicking! E.g.: Other: Im having a really hard time at the moment. Everything seems to be getting on top of me. You: Im sorry to hear youre having a hard time. Whats getting on top of you? Or, Yeah, Im having a hard time, too. Life gets on top of you sometimes, doesnt it? The more challenging bit: In NLP we notice a persons Preferred Representational System. People use language that is either Visual, such as I see what you mean or, Thats clear. Auditory, such as I hear what youre saying or That rings a bell. Kinaesthetic such as That feels right or I had a gut feeling. We can match their Representational System with similar words. Also, you can match voice tone and tempo. Rule 3. Match body language. Have you ever felt uncomfortable as someone towered over you, or leaned over your shoulder? In rapport we aim to be equal to the other person. That means being on the same level, literally. The simple bit: If the other person is standing, you stand. If they sit, you sit. The more challenging bit: You can match posture, gestures and facial expressions and even breathing! Be careful, though matching should be subtle and is not the same as mirroring. In a therapeutic setting, Milton H Erickson defines rapport as: A state of relationship between the patient and you in which they tend to exclude everything else, and to give their attention to you, and they are responsive to you. Try these techniques next time youre with someone and enjoy noticing how the level of communication really improves. Good luck! Caring For Dog From Spoiling the Lawn by Urine

By Rich Fuller Caring the dog from spoiling the lawn by urine, is spot of bother for the pet owners who have equal passion in maintaining their lawn. This is because when the dogs are allowed to roam freely in the lawn, they will certainly pass the urine indiscriminately after all, they are only animals. The dog’s urine is rich in nitrogen and the ph level is also high. As the result the grass in the lawn is burned to death and the beauty of the lawn is spoilt, thus breaking the heart of the lawn lover. Let us discuss about the problem and tips that help to prevent the same. There is an interesting observation about the dog urine and spoilage of the lawn. The female dogs spoil the grass more than the male dogs. Why so? The male dogs generally pass urine on something that is upright. This is the way of marking their region or territory. On the contrary the females pass the urine in squatting position as they are squatters. In case of male dogs the urine that reaches the ground or grass is less as they are passed on the thing that is upright. Hence the nitrogen concentration that reaches the grass is less so also the damage to the grass. But in case of female dogs, the urine reaches the grass in full quantity and you can imagine the damage they can cause to the grass. Besides that, the dead grass spot seen in the centre of the lawn[ due to female dogs] will impart more ugly look than the dead grass spot seen around the pole or corner of the lawn [ due to male dog's urine]. How to prevent lawn spoilage by dog urine? There are so many food supplements and food additives that are available in the market, which have the ability to neutralize the acidity of the dog’s urine when consumed. In this procedure, there is a very big disadvantage. Though these supplements are nothing but vitamins and additives, altering the ph level of the dog’s urine is not at all desirable as this may lead to serious consequences. This being the case, treating the lawn is much better option than treating the dog. Regular and frequent watering of the lawn and watering the “spot of bother” specifically will prevent the lawn from getting spoiled by dog’s urine. Repairing the spoiled area Repairing the affected area is possible by planting the seeds again and watering the area properly. In case the area affected is small, it will determinate on their own. The best option for caring the dog from damaging the lawn by its urine is training the dog to urinate in specific area in the lawn. Usually the place will be filled with gravel so that look of the lawn is not disturbed. Learn more about dog health care on our site. You’ll also find other information such as endocrine dog health and Waukesha dog care. Want To Attract The Perfect Life Partner? Here’s a Plan

By Maria Moratto Some people have a great relationship with a life partner. They have been happily married (or having been living with another) for quite some time; things are just perfect; and the living together flows like it travels on those fast trains: comfortably, efficiently, and bump-less. If you are one of them, well… Congratulations! With so many broken hearts flying all around, you may feel like you have won the lottery. And perhaps you have. Now, why is it that some people are so luck in finding the perfect life partners while the rest of us need to struggle to keep a somewhat satisfactory but troublesome relationship afloat? It doesnt seem fair. In fact, it is not fair. We all deserve to have the most magnificent partner and the most blessed partnership, no matter who are. There is however, the matter of attraction, you know. I am talking about the Law of Attraction. Even unbeknownst to those “lucky” fellows, the only reason they beat us into finding the perfect partner is that they think “right” and therefore their vibrations are raised and aligned to the energy of the universe. They have attracted and manifested the perfect life partner. Now, of course, before they manifested the perfect life partners, they must have known what they were looking for. Without an idea or a plan, finding a suitable suitor is short of a miracle. Not that miracles don’t exist. They do, and they happen all the time. But miracles are nothing more than the perfect vibration and the perfect alignment with cosmic energy. So, that means that all of us can perform miracles all the time. And we know this because we have proof of their existence all the time. We need not go far to realize that. For instance, think of when you were driving and by a miracle you avoided a potentially fatal accident. You may think of miraculously healing when all hope had already died, miraculously receiving money that you needed to pay for something; or miraculously receiving help when you needed it the most. And so on. In fact, it is really not that hard to find the perfect life partner once you put you “right” mind to it. Here is what you do: 1. Write down all everything to begin with. When we write things downs we are already in our way to manifesting. Write by hand for the hand is connected with your heart. 2. Write all the attributes, characteristics, qualities, and so on that you want in your partner. Leave room for unexpected surprises. For instance, you want a “Prince Charming” but will do very well with a real person. 3. Make a plan on how you will go about meeting this person. I had a friend who said that his wife would show up at his door. Lo and behold, one “boring” Saturday evening, this girl knocks at his door holding a bunch of flowers. It was love at first sight. It so happens that the girl was on her way to a dinner party and knocked at the wrong door. 4. Think the “right” thoughts. Remember that whatever you put out there will come back to you like a boomerang. Use your affirmation cards. They will put you in the way of sending positive vibes and aligning your thoughts. 5. Be open to receive and experiment. Perhaps the person that comes to you at first is not the perfect person, but you need them to prepare for the real one. Think of Eliza Doolittle. She wouldn’t have married Freddie speaking the way she did originally. 6. Bless whoever is on their way to you. Surround them with light. 7. Be grateful that the perfect life partner is coming to you. 8. Trust that the universe only wants you to be completely and incandescently happy. Expect miracles. Manifesting your perfect life partner is easier than you think. Go for it! Maria Moratto 2006 Want to have more abundance, health, time, love, fun, and blessings? Devotional Thought - Potholes

By Faithe Thomas While driving along the African road, I focus my attention about 100 yards ahead. This allows me to watch for major obstacles such as dead cars, cows, or fallen trees. However, it also causes me from time to time to hit some small potholes. As I discussed this with my traveling companion, she pointed out that different types of roads dictate how far into the future we can see. The smoother the road, the farther down it we can look. A rough road demands that we focus our attention immediately in front of the vehicle. To be a good driver, I must train myself to be aware of both the near and the distant. So, too, in my life I am on a road whose surface changes with the circumstances around me. Some days go along smoothly. The road is wide, flat, and clear. I am able to focus on both my earthly responsibilities as well as my time with the Lord. Other days are filled with the potential potholes of rough relationships, difficulties at the office, or overwhelming temptations. I swerve around trying to avoid them. I focus on the potholes and my eternal perspective suffers. I take encouragement and instruction from the writer of Proverbs: Let your eyes look directly ahead, and let your gaze be fixed straight in front of you. Watch the path of your feet, and all your ways will be established. Do not turn to the right nor to the left; turn your foot from evil. (Proverbs 4:25-27) On those days filled with potholes, I find it all the more necessary to start with an eternal perspective. How can I keep my foot from turning if I dont know where I am going? —- Faithe Finley Thomas lived as a missionary in Ghana, West Africa for six years. Her book “Staying in the Breeze” is a thoughtful reflection of some of her experiences. How To Avoid The Most Common College Scholarship Mistakes

By Steadman Issenburg Every semester college students all across the country are pursuing scholarship money to help pay for their college education. Some are very successful in getting scholarships, and others aren’t. So here are the most common mistakes that are made when pursuing college scholarships, and how you can avoid them. 1. One of the most common mistakes that students make when applying for college scholarships is to only apply for one or two at a time and then hope for the best. Instead, think of scholarships as a numbers game, where the more scholarships you apply for, the more you are most likely to get. 2. Another mistake that you want to avoid is not following the directions that are clearly stated for applying for the scholarship. Some students seem to just send off generic packets of information to every college scholarship program they can find, but this would usually only guarantee failure. 3. A scholarship application mistake that is often made is in filling out the form itself. Scholarship reviewers like to see the entire form filled in, so if there is a blank on the form make sure that it has something in it. Even if that particular section does not apply to you personally, just note that on the space provided. 4. Another deadly mistake that will almost guarantee failure in applying for college scholarships is sending out a sloppy application that is hard to read. If you put yourself in the place of the scholarship reviewers who will most likely be looking over several scholarship applications at the same time, you can understand why they will most likely not spend much time with applications that are very hard to read and understand. The best way to avoid this is to type in the information on your application, but if that is not possible be sure to write it in clearly and legibly instead. 5. Closely related to neatness is spelling and grammar. Even if the information in your scholarship packet appears neat and easy to read, it can still reflect badly on you if it is filled with spelling errors and grammatical mistakes. So before you send off any scholarship information packet, be sure to have someone with good writing skills review the entire packet beforehand looking for all spelling and grammar mistakes that they can find. Also, it’s a good idea to ask them for any suggestions on how to improve your essay at the same time. 6. Of all the mistakes that are commonly made each semester when students apply for scholarship money, perhaps the worst is simply not getting the application and packet in on time. This usually indicates that there is a failure to organize your schedule enough to get the job done. So don’t let all your hard work go down the drain because you miss the scholarship deadline. 7. A common mistake that is growing in popularity these days is falling for college scholarship scams that are designed to separate students from their hard earned money. So if any scholarship program promises to do all the work for you, or asks for money or credit card information in advance in order to qualify for the scholarship, it’s best to avoid this scholarship program altogether if you don’t want to get taken. These are some of the most common mistakes that are made when students apply for college scholarships, and hopefully by being aware of them you can avoid falling victim to the same mistakes yourself. Plastic Surgery Do Not Believe the Hype

By Ricardo Silva When is a beautiful model in a publication not really a beautiful model? When someone has played funny with the image! You read magazines. I read magazines. We all read magazines. We all think the same thing: My God, there are some beautiful people in the world. Or are there? Of course, there are incredibly beautiful people in the world. The uber couple of Angelina Jolie and Brad Pitt are just one example. Many of the photographs you see in magazines, however, are not exactly accurate. This is also true for the Internet. The massive improvements in software over the last 10 years have led to some interesting developments. In this case, we are talking about digital editing software. Editing software is all about touching up photographs. Prior to the digital revolution, this meant images would get small changes to correct minor imperfections. In the digital age, it is fairly shocking models are actually employed any longer. Using basic desktop programs such as Adobe Photoshop, one can mold a body into practically anything you want. Hair can be made longer, shorter or a different color. Noses can be made bigger, smaller, wider, darker or lighter. Prefer the model to look insanely thin? Just start pointing and clicking. The same goes for any part of the body. If a photograph does not have the correct lighting for a magazine cover, it can be corrected using software. Is there anything wrong with this? Yes and no. On one hand, there is not law against touching up photographs to fit a marketing position nor should there be. There is, however, an indirect downside. Many people view these images as a goal for their personal appearance. When considering plastic surgery, you must be objective about the potential results. It is highly unlikely you are going to look like the model in your favorite image. Heck, the model did not even look like that until undergoing a bit of editing! Plastic surgery has come a long way, but it has its limits. Plastic surgery is designed to enhance your personal appearance. That being said, it is important that you have reasonable expectations. Forget the images in magazines. Sit down with your plastic surgeon and get an opinion from them regarding what you can expect in regard to results. If those results sound attractive, go ahead. If they dont sound like enough of an improvement, then surgery probably is not a good option. Ricardo de Silva is with PlasticSurgeonPractices.com a directory of plastic surgeons.
